Young Buyers Will Lead the Charge for Housing Recovery

According to the NAHB (National Association of Home Builders), Gen X or young adults ranging from 31-45, will lead the way in the real estate market recovery.

These buyers are more confident that now is a great time to buy. According to the NAHB “Most of the 10,000 buyers and potential buyers in 27 metro areas that the consulting company surveyed were optimistic about a new home purchase, with between 85 percent and 89 percent saying that it was a good time to buy a home.”

Also, 70 percent of this same group said they would be willing to pay $5,000 more for a home that features green construction and technology.  Not only that, but price is not all that counts. This is a discerning group and design does matter.

At our Park City Utah homes Gen X is alive and well. They compromise just fewer than 40 percent of our buyers. Not just that, but our green building and design features were deciding factors in their purchase.

Did a Man Design this Floor Plan?!

At Park’s Edge we were recently asked a question by an interested buyer that gave us a good laugh.

While on the main floor, she realized that a closet nearby the kitchen was not a pantry but a mechanical room. She asked if our floor plans were designed by a man! Indeed, a closet located near a kitchen for pantry usage would be logical. However, in this case this mechanical room’s location was actually very intentional. In fact, all three floor plans at Park’s Edge feature mechanical rooms that are intentionally centrally located.

Why would we do such a crazy thing? It has everything to do with energy efficiency.

It is not uncommon to see a furnace relegated to the basement, attic or any other far off/out of the way place in a home. Usually, the thought is the further out of the way the better. The problem of locating mechanical equipment, such as a furnace, far away from its intended use is your utility bill will suffer.  A furnace located far off has to work much harder at pushing hot air in the winter and cool air in the summer to where it is intended to be.

Additionally, locating duct work in unconditioned space such as a crawl space or attic will also lead to energy loss. At Park’s Edge all duct work is not only sealed, but the duct work only transverses through conditioned space. In other words, space that is insulated and sealed from the elements.

When looking for a Park City home or constructing a home of your own, ensuring the mechanical systems are centrally located is a wise idea. Over time energy costs almost never drop, they always seem to go up. So, by having mechanicals centrally located you will not only save on utility costs but your equipment will last longer because it has to run less.
